Madison is an associate in the Real Estate & Land Use group. She represents clients in land use applications before municipal boards and commissions for variances, site plan approvals, environmental issues, special permits and subdivisions. She is experienced in drafting commercial real estate contracts including purchase agreements, leases, titles and easements, asset purchase agreements, lease assignments and entity formation documents.

Prior to joining Carmody, Madison also developed experience advising municipalities and working with mayors and councils on compliance while addressing public concerns. She is comfortable providing business-oriented solutions to the challenges faced by clients in all facets of commercial real estate transactions seamlessly, efficiently and cost-effectively.  

During law school, Madison gained experience working with Northeast New Jersey Legal Services, assisting domestic violence victims. Madison also worked as a Summer Associate at a New Jersey law firm that focused on Health Law. She was also a member of the Women’s Law Forum and the Real Estate Law Society and worked at a full-service New Jersey law firm, assisting with Commercial Real Estate, Municipal, and Land Use matters. After graduating from Rutgers University and prior to attending law school, Madison worked as a recruiter and hospital manager for two different networks of veterinary hospitals.

Experience

  • Represented clients in municipal hearings, taking the lead on presenting and documenting proceedings.*

  • Conducted in-depth research on local zoning codes and land use regulations to support project approvals.*

  • Supported litigation efforts and participated in the review and analysis of municipal housing elements and fair share plans on behalf of municipalities related to Affordable Housing compliance.*

  • Conducted research and reviewed agreements for environmental clients.*

  • Drafted commercial real estate contracts including purchase agreements, leases, titles and easements, asset purchase agreements, lease assignments and entity formation documents.*

  • Prepared loan documents for commercial real estate projects on behalf of bank clients.*

  • Drafted developer’s agreements, financial agreements, and PILOT agreements for developer clients.*

  • Collaborated with senior attorneys in preparing settlements for municipal clients with developers.*

  • Assisted with litigation on behalf of developers and property owners that challenged exclusionary zoning ordinances that restricted development and affordable housing.*
