Zoning permits and applications to the City of Norwalk, Connecticut, land use boards and agencies now cost a little more.
Last month, the city adopted a new application fee schedule, which generally increased all fees for permits sought by property owners. For example, special permit applications filed with the Planning & Zoning Commission (“Commission”) increased from $560 to $1,310. Text amendment and zone change applications increased by $500 to $1,560. Fees for variance applications to the Zoning Board of Appeals remains at $260 for one- and two-family projects but must now be accompanied by an additional $50 per $25,000 of project construction value, not to exceed $810. All other variance applications must now be accompanied by an $810 filing fee. The new schedule of fees sets forth application and zoning fees for a variety of permits handled administratively by staff including those for propane tanks, accessory structures, all dwellings, new commercial construction, signs, excavation and fill. In addition, requests for determination of lot line revision or first cut/free cut will cost property owners $200 and $500 respectively. Any permits issued for “after-the-fact” approvals require submission of doubled fees, and zoning permit applications for properties within a flood zone are subject to an additional $250 fee.
In addition, applicants will be obligated to pay for all required legal notices.
