Recently adopted amendments to the Stamford Zoning Regulations will impose significant new sustainability standards on many redevelopment and renovation projects across Stamford. These standards will go into effect on July 20, 2026, and include:
- New Solar and Green Roof Requirements: Under the newly adopted standards buildings with roofs larger than 5,000 square feet will be required to dedicate roof space to green roofs, solar roofs, or some combination thereof. Reductions in the amount of roof area that must be devoted to solar and/or green roof may be achievable in certain instances.
- Expanded Tree Protections: Projects requiring zoning approval must now account for and replace all existing trees with a DBH (diameter at breast height) of four inches or more. If replacement is not feasible, payments to the Stamford tree fund may be accepted.
- Expanded Sustainability Scorecard Requirements: Several development projects will now be required to achieve “B” or “C” grades on Stamford’s Sustainability Scorecard. Certain affordable housing projects or non-profit developments may qualify for reduced scorecard rating requirements.
